Michigan's climate is hard on roofs. The National Weather Service Grand Rapids forecast office tracks 40 to 60 freeze-thaw cycles per winter. Lake-effect snow on the Holland-Muskegon corridor regularly delivers 100+ inch annual totals. Wind events off Lake Michigan in March and October produce gusts above 50 MPH. The right material depends on which of these your home faces hardest.

Architectural Asphalt Shingles

The default for most West Michigan homes.

Cost: $5.50 to $9.00 per sqft installed. Lifespan: 18 to 30 years depending on quality and exposure. Best for: Most West Michigan residential homes.

Architectural (also called dimensional) asphalt is the default for roughly 90% of West Michigan replacements. CertainTeed Landmark, Owens Corning Duration, and GAF Timberline are the most-installed lines. Holds up well against freeze-thaw cycling, has Class 4 impact-rated options that insurance carriers favor, and the cost is reasonable.

Real West Michigan lifespan: architectural asphalt installed correctly with proper attic ventilation routinely makes 22 to 28 years. Without ventilation, lifespans drop to 15 to 18 years.

Standing-Seam Metal

Premium choice for lakeshore exposure.

Cost: $11 to $20 per sqft installed. Lifespan: 50+ years. Best for: Lakeshore exposures, high snow load zones, long-term ownership.

Standing-seam metal sheds snow and ice better than shingles, has no granular wear cycle, and routinely outlasts the next 2 to 3 asphalt replacements you would otherwise do. Mechanically locked seams, not glued. Wind cannot lift them.

Holland and Muskegon lakefront homes increasingly choose metal because the lifecycle math wins. Initial cost 2 to 3x asphalt, but you avoid one or two future replacements over the next 50 years.

EPDM Rubber (Flat Roofs)

The standard for flat sections.

Cost: $8 to $14 per sqft installed. Lifespan: 20 to 30 years. Best for: Flat or low-slope sections.

The standard for flat sections of West Michigan homes (additions, porches, garage roofs) and some commercial. Single-ply rubber membrane, fully adhered or mechanically fastened. Handles freeze-thaw well when installed correctly.

TPO Membrane

Modern flat-roof choice.

Cost: $9 to $15 per sqft installed. Lifespan: 20 to 30 years. Best for: Modern flat roofs, commercial buildings.

White single-ply membrane that has largely replaced EPDM for new flat-roof installations. Welded seams are stronger than EPDM's seam adhesive. Reflects heat in summer (matters less in Michigan but does not hurt). Resists punctures from foot traffic better than EPDM.

Cedar Shake & Slate

For historic and high-end properties.

Cost: $20 to $35 per sqft (cedar), highly variable for slate. Lifespan: 30 to 100+ years.

Cedar shake, slate, and clay tile remain options for historic homes (Heritage Hill, downtown Holland, parts of Kalamazoo) and high-end residential.
