Heritage Hill is the largest urban historic district in Michigan and one of the largest in the country. The 1,300+ structures inside the district span almost every American architectural style from Greek Revival through Prairie School. They were not built to be roofed quickly with whatever the local home-improvement store had on sale.

This is a guide for owners of Heritage Hill and similar historic Grand Rapids homes (East Hills, Eastown's older blocks, parts of Cherry Hill, Wealthy Heights, downtown rowhouses) who are thinking about a roof project. It covers the material decisions, the historic review process, the specialty crews, and the things production roofing companies usually get wrong.

Material Choices

What was original, what's allowed now, what works.

Cedar Shake

Original on a significant share of Heritage Hill homes. Lifespan 30 to 50 years on properly installed cedar; longer with maintenance. Premium pricing ($20 to $35 per square foot installed) and 8 to 16 week material lead times. Best for owners who want to preserve the original aesthetic and have the budget. Specialty crews required.

Slate

Original on some of the higher-end Heritage Hill homes. 80 to 150 year lifespan. Most surviving slate roofs in the district are 80+ years old already; full slate replacement is rare and very expensive. More common: targeted slate repair where individual broken slates are replaced and the field is preserved. Specialty crews with slate experience are the only right answer here.

Premium Architectural Asphalt

The most common modern choice for Heritage Hill replacements. Class 4 impact-rated architectural shingles in colors and profiles that pass HPC review. CertainTeed Landmark Premium, Owens Corning Duration Premium, GAF Timberline UHDZ. Lifespan 30 to 50 years. Cost roughly 2x standard architectural asphalt.

Standing-Seam Metal

Allowed on some Heritage Hill properties depending on architectural style and HPC review. Best for homes where it was historically present (some Italianate and a few Victorian styles had metal roofing original to construction). 50+ year lifespan.

Historic Preservation Commission

The HPC review process.

Heritage Hill, Heartside, and a handful of other historic districts in Grand Rapids impose Historic Preservation Commission review for any change visible from the public way. That includes:

HPC review typically takes 3 to 6 weeks, depending on whether the application can be approved at staff level or needs full commission review. We coordinate the HPC application alongside the building permit so the project does not stall.

Why Cheapest Quote Is Wrong

Five things production roofers get wrong on historic homes.

  1. Skipping the HPC review. Production crews used to suburban work either don't know HPC review is required or hope the city won't enforce. The city does enforce. The project gets red-tagged mid-install, which is the worst possible outcome.
  2. Wrong shingle profile. Some Heritage Hill homes look right with 3-tab; most look wrong. Architectural shingles are usually the right choice but the specific shingle line matters because some textures and shadows look modern in a way that competes with the home.
  3. Reusing original flashing. Old copper or galvanized flashing on a 100-year-old chimney usually has 5 years left when reused. Specifying new flashing in matching material is required for a quality install.
  4. Wrong fastening for steep pitches. 12/12 and steeper pitches common in Heritage Hill require specific fastener spacing and underlayment. Production crews used to 6/12 work do not always size this right.
  5. Skipping the pre-installation walk. Heritage Hill roofs almost always have something unexpected (chimney issues, flashing failures, structural settling) that needs to be addressed before the new roof goes on. A real pre-installation walk identifies these so they're not surprises mid-project.
