Why we install windows the way we install roofs.

Most window failures in West Michigan look the same in the field. The insulated glass seal between panes lets go somewhere around year 18 to 25, the inert argon or krypton gas leaks out, condensation appears between the panes, and the R-value drops to roughly that of single-pane glass. The window still operates. The energy bill quietly tells the real story.

We install windows the same way we install roofs in Grand Rapids: as a building envelope problem, not a parts swap. Lake-effect snow off Lake Michigan drives wind-loaded rain horizontally against north and west exposures. Freeze-thaw between the National Weather Service tracked 40 to 60 winter cycles per year pulls flashing apart and exposes any rough-opening shortcut you took. The crews on our network have been refreshing this housing stock since 1994. They understand which 1965 ranch on Eastern Avenue has the framing rot you only find when the old window comes out.

That experience shows up in two places. First, in the manufacturer relationships we have built. We partner with Andersen, Pella, Marvin, Milgard, and ProVia, so we can match the right product line and glass package to your specific home rather than pushing whatever a single dealer happens to push. Second, in the install. Every window gets flashed for Michigan freeze-thaw, sealed for lake-effect wind, and walked through with you before we leave.

Manufacturer warranty plus our workmanship guarantee back every install. Manufacturer terms vary by line; ours stays the same regardless. If the install caused a problem, we come back and fix it.

Window Systems We Install

Every system covered, matched to the opening.

A whole-home replacement is rarely all one window type. Most West Michigan projects mix double-hung in the bedrooms, casement over the kitchen sink, picture in the living room, and specialty in the gable. We install all of these.

Vinyl Double-Hung Replacement

The standard West Michigan replacement window. Both sashes operate, both tilt in for cleaning, energy-efficient with low-E glass. The right call for most bedroom and main-living openings.

Typical: $500 to $900 installed

Casement & Awning

Crank-out units that compress against a continuous gasket when closed, sealing tighter than any sliding window. Best for kitchens, stairwells, and any opening where airflow and seal both matter.

Typical: $700 to $1,200 installed

Picture, Bay & Bow

Fixed-pane and projecting feature windows. Bays add interior space and dramatic light, bows curve through five panels for a softer profile. Common on Cascade, Forest Hills, and East Grand Rapids ranches with backyard views.

Typical: $700 to $2,500 installed

Fiberglass Premium Lines

Marvin Ultrex and Pella Impervia fiberglass. Better thermal performance than vinyl, accepts paint, longer lifespan, more dimensional stability in temperature swings. The premium choice for whole-home replacement.

Typical: $900 to $1,600 installed

Wood-Clad for Historic Homes

For Heritage Hill, Eastown, Cheshire Village, and other older neighborhoods where window aesthetic matters. Real wood interior, low-maintenance aluminum or fiberglass exterior cladding, custom grille patterns to match original sash profiles.

Typical: $1,200 to $2,000 installed

Triple-Pane Energy Upgrades

An additional pane of glass and a second insulating cavity. Best ROI on north and west exposures and on homes already paying for high heating bills. Adds roughly 20 to 30 percent over the standard double-pane price.

Typical add: 20-30% over standard

Manufacturer Partnerships

The brands we install and why.

We are not a single-brand dealer. Five established window manufacturers cover the price-and-performance range our West Michigan customers actually need.

Andersen

One of the most recognized window brands in the country. Deep product depth from the 100 Series fibrex through the Architectural Series. Lifetime limited warranty on most lines. Strong dealer network across Michigan.

Pella

Strong Midwest presence, excellent value across vinyl, fiberglass, and wood-clad tiers. Pella service is well-regarded for warranty follow-through across Grand Rapids dealers.

Marvin

Minnesota-built, engineered for cold climates. Premium wood-clad and Ultrex fiberglass lines. The right choice for older Grand Rapids homes that need historical aesthetics without sacrificing performance.

Milgard

Solid mid-tier vinyl and fiberglass at price points that work for whole-home replacement on a budget. Lifetime full warranty on most product lines.

ProVia

Quality vinyl and fiberglass plus matching entry doors. The natural fit when homeowners want to coordinate window and entry-door replacement in one project.

Final brand and line recommendation always depends on your specific home, exposures, opening sizes, aesthetic, and budget. We lay out two or three viable options on every written estimate so you can compare directly.

04

Install, Flash, Walkthrough

Crews work one to two openings at a time, never leaving a window uncovered overnight. Every opening gets flashed and sealed for Michigan freeze-thaw. We walk every window with you before we leave.

Two Warranties on Every Install

Manufacturer-backed product warranty. Workmanship guarantee from us.

Every window we install comes with the manufacturer's product warranty. Specific terms vary by brand and product line. The standard pattern is a lifetime limited warranty on vinyl frames and operating hardware, 20 to 30 years on insulated glass seals, with shorter coverage on finishes and screens. Premium fiberglass and wood-clad lines often carry longer terms. We register the warranty in your name at install so the coverage is yours, transferable on most lines if you sell the home.

On top of the manufacturer's coverage sits our own workmanship guarantee. If a window we installed leaks, drafts, or fails because of how it was installed, we come back and fix it at no charge. That covers flashing, caulking, shimming, fastening, house-wrap integration, and any related interior trim work we did during the install.

Warranty terms for both pieces are spelled out on every written estimate, in plain English, before you sign anything. We do not bury terms in fine print and we do not invent specific year-counts that are not actually on the manufacturer's data sheet.

Common Questions

Replacement window questions, answered.

Standard vinyl double-hung replacement runs $500 to $900 per window installed. Fiberglass lines run $900 to $1,400. Wood-clad windows for historic Grand Rapids and Heritage Hill homes run $1,200 to $2,000. A typical 12-window project on a 1,800 square foot West Michigan home settles between $9,000 and $18,000 fully installed including disposal and trim.

There is no single best brand. Andersen, Pella, Marvin, Milgard, and ProVia all build product lines that handle Michigan winters when installed correctly. The decision usually comes down to the specific line and glass package, your home's exposure, and your budget. We present two or three brand options on every written estimate so you can compare directly.

If the windows are already 20 years old or older and showing seal failure, yes, almost always. Re-installing trim around tired windows is wasted labor when those units will need replacement within five years. Coordinating both projects also lets us address rough-opening framing, flashing, and house-wrap properly in one pass instead of two.

Most West Michigan whole-home replacements run two to three working days. Lead time on the windows themselves is two to six weeks from the manufacturer depending on brand and any specialty sizes. We schedule the install once the order arrives, work one to two openings at a time, and never leave a window opening uncovered overnight.

On north and west exposures, often yes. Lake-effect winds out of Lake Michigan drive the worst of our heat loss in January and February, and triple-pane glass measurably reduces drafts and condensation on those exposures. On south and east elevations, the standard double-pane low-E with argon fill is usually sufficient and more cost-effective.

Yes. Older Grand Rapids homes (Heritage Hill, Eastown, Cheshire Village, parts of East Grand Rapids) often have non-standard openings and visible-from-the-street aesthetics that matter. We carry wood-clad lines specifically suited to historic restoration and can match grille patterns, sash widths, and glass profiles to keep the home's character intact.
