Common West MI Storm Damage

The patterns we see most often.

  • Lake-effect wind events. Most common October through March. Winds off Lake Michigan reach 40 to 60+ MPH and lift ridge cap or field shingles. Damage is usually visible from the ground.
  • Hail damage. Less common in Michigan than plains states, but it happens, especially in summer cells. Damage is often invisible from the ground; we document with up-close photos for the insurance claim.
  • Ice dam damage. The Michigan signature. Heat loss from the attic melts snow on the upper roof; meltwater refreezes at the cold eaves and backs up under shingles. Damage shows up in late winter as leaks at the eave-to-ceiling intersection.
  • Falling tree or large branch damage. Punched decking, cracked rafters, often torn flashing or chimney damage. Insurance treats this as a separate claim type than wind.

The Insurance Process

How a typical claim runs.

  1. Day 0-1: Free on-site damage assessment. We photograph everything and write a scope sheet listing what needs to be repaired or replaced and why. Free, no claim filed yet.
  2. Day 1-3: You file the claim. Call your insurance carrier, give them the policy and date of damage, request an adjuster visit. Reference our scope sheet to support your call.
  3. Day 5-15: Adjuster meeting. We can be present to walk the roof with the adjuster, which usually shortens the back-and-forth significantly.
  4. Day 15-30: Claim approval. Insurance issues an ACV (actual cash value) check minus your deductible. We verify their scope matches reality and file a supplement if anything is missing.
  5. Day 20-45: Repair or replacement. We schedule the work, you pay your deductible, insurance pays the rest.
  6. Day 45-60: Final invoice and depreciation release. Insurance releases the depreciation withhold (the difference between ACV and replacement cost value) after completion.
